Company Background

Established in 1974, JD Property Management, Inc. has grown to be one of the larger “fee” property managers in Southern California.

This rapid growth resulted from the founding principle of JD Property Management, Inc., that of “increasing the net operating income while protecting and enhancing the property value” through prudent property management.

Dedicated to professionalism, JD Property Management, Inc. is an “AMO”, Accredited Management Organization. This highest degree conferred on a management company by the Institute of Real Estate Management stands for excellence in areas of accountability, insurance, education and organization.

JD Property Management, Inc. currently manages or has managed property for the Resolution Trust Corporation, Fidelity Federal, First American Trust, County of Orange, Bank of America and several other financial institutions. Many of our clients are individual owners who have property sites ranging from a four-plexes to 180 units.

Headed by three Certified Property Managers (CPM’s), JD Property Management, Inc. is home-based in Costa Mesa, California. Presently, JD manages over 2,500 residential units and over 2.0 million square feet of commercial space for over 350 clients.

These properties are controlled through the use of sophisticated management techniques and a state of the art computer system, which generates monthly profit and loss statements, rent rolls and check registers for full reporting to the client.

Additionally, JD Property Management, Inc. has a division committed to real estate education. JD Seminars & Publications, Inc. publishes and distributes the well-known, comprehensive, textbook, Property Management in California, now in 10th edition, which has been used in over 50 colleges in California, including UCLA and UCSD. The author, Joseph W. DeCarlo, is managing partner of both JD Property Management, Inc. and JD Seminars and Publications, Inc. Joe is well known in the Southern California area as an expert in the field of real estate and property management.

Executives

Joseph DeCarlo

Joseph W. DeCarlo is a Certified Property Manager (CPM) and Certified Commercial Investment Member (CCIM), Counselor of Real Estate, (CRE). He is a licensed Real Estate Broker in California and New York and is managing partner of JD Property Management, Inc. in Costa Mesa. He achieved his MBA from Syracuse University. As managing partner, Joe is responsible for over 3,000 residential units and ½ million square feet of commercial space. Joe is also on the National Faculty for the Institute of Real Estate Management (IREM) and has been an adjunct professor of real estate at Coastline Community College since 1977.

Joe has been an IREM Chapter President, National Committee Chairman and recipient of the prestigious IREM National Lum Award for outstanding contributions to the property management profession. He is the currently chairman of the Southern California Chapter of Counselor’s of Real Estate and past President for both the Orange County Commercial Association of Realtors and Coastline College Foundation. He remains a member of the Board of Directors for the Coastline College Foundation and the Los Angeles Mental Health Association and Community Housing Resources, both non-profit organizations. He received an honorary degree from Coastline Community College for his outstanding contributions to the community. Most recently, Joe was honored as a finalist for the 2003 Ernst & Young, Entrepreneur of the Year® award.

Mr. DeCarlo is the author of several textbooks, including the popular, Property Management in California, now in 10th edition and being used by over 40 colleges, Real Estate: Adventures, Principles and Practices an educational novel on real estate and the, Essential Facts: Real Estate Management, published by Boston based Warren, Gorham & Lamont and the newly released national property management text published by Prentice Hall entitled, Property Management.

Joe is an owner himself of over 150 units, so he speaks not only as a professor and real estate professional, but also as an investor.

Dana McCluskey

CPM Vice President

Dana McCluskey is the Vice President and Partner of JD Property Management, Inc., managing the employees and daily operations at the Corporate Office in Costa Mesa, California.

Dana’s real estate career encompasses 30 years of commercial, residential, research and development beginning with Coldwell Banker in their commercial division and went on to the nationally recognized firm of Lincoln Properties as their Asset Manager. She has been with JD Property Management, Inc. for the past 22 years and specializes in commercial properties including financial analysis, asset management, leasing and acquisitions.

Born in Atlanta, Georgia and raised in the Middle East, Dana holds duel citizenship and speaks 4 different languages including Arabic, Armenian and French. She attended Loma Linda University and the University of California, Irvine and is a Certified Property Manager (CPM), a highly regarded professional designation that emulates her unquestionable integrity.

Dimitri Amor

CPM, RMP, CAPS, PMC, CWM Director of Property Management

As the Director of Property Management, Dimitri oversees multiple property portfolios of various property types, as well as some of the company’s operations.

Dimitri brings over 15 years of property management experience in single-family, multi-family, industrial, commercial, and manufactured housing.

Dimitri is a Certified Property Manager (CPM), a designation from the Institute of Real Estate Management (IREM), a Resident Management Professional (RMP), a designation from the National Association of Residential Property Managers (NARPM), and a Certified Apartment Portfolio Supervisor (CAPS), a designation from the National Apartment Association (NAA). Dimitri also obtained the Property Management Certification (PMC), a certification from the California Association of Realtors, and is a Certified Water Manager (CWM).

Orlando Cintron

Property Supervisor

Orlando Anthony Cintron, Jr. brings over 24 years of experience in Real Estate Sales and Property Management to JD Property Management and Real Estate Investments, Inc.

Orlando received his Bachelor of Science Degree from Chapman University in Orange, California and also holds a California Brokers License. He is the Broker-Associate for JD Real Estate Investments and currently manages a portfolio of approximately 200 units comprised of residential, commercial and land. His specialty is Real Estate Sales/Acquisitions and hands-on property supervision throughout Southern California.

Orlando currently resides in Rancho Santa Margarita with his wife and two wonderful boys. “Faith, family and serving his community are his passions and philosophy for a successful life.”

Christine DeCarlo-Palme

CPM Property Supervisor

Christine Palme is a Property Supervisor specializing in residential and commercial leasing of smaller properties.

Christine is a graduate of the University of California, Santa Barbara and has a designation of Certified Property Manager (CPM) indicating that she is a versatile specialist handling the financial, legal, and economic areas that are essential to property performance.
